Role Overview
We are looking for a high-agency, entrepreneurial professional to lead our leasing and site acquisition function. This person will identify, negotiate, and secure spaces for developing sports facilities across metros and tier-1,2 cities—starting with educational institutions, dead spaces in commercial real estate, and private land banks (both greenfield and brownfield).
Key Responsibilities
Site Sourcing & Deal Origination
- Identify and evaluate potential sites for sports facility development—schools, commercial real estate, and private landowners.
- Build a strong pipeline of opportunities across urban regions.
Leasing & Negotiation
- Structure and negotiate lease/license agreements with property owners, school management, developers, REITs, and landowners.
- Ensure commercial viability, tenure security, and favourable terms.
Stakeholder Management
- Engage with school leadership, institutional owners, commercial RE managers, and brokers.
- Maintain long-term relationships and local networks in real estate and education sectors.
Due Diligence & Legal Coordination
- Oversee initial site assessments, including zoning, title, NOCs, and permissions.
- Coordinate with legal teams and advisors for documentation.
Market Expansion Strategy
- Work closely with the expansion, operations, and finance teams to define location strategy and roll-out plans.
- Track competition and emerging trends in the sports + real estate landscape.
Qualifications
- 6–12 years of experience in real estate leasing, institutional partnerships, or site acquisition.
- Strong network in education, commercial real estate, or land development sectors.
- Demonstrated experience in closing leasing/licensing deals end-to-end.
- Understanding of legal, zoning, and regulatory aspects of real estate.
- Entrepreneurial mindset with high ownership and negotiation skills.
- A passion for sports/fitness is a big plus.
Bonus If You Have
- Experience working with alternative-use real estate models (e.g., co-working, EV infra, warehousing, food courts).
- Previous exposure to leasing for sports, recreation, or community-based projects.
